In Vietnam, can an operator with a real estate brokerage practice certificate set up a real estate trading floor? In Vietnam, What are the activities of the real estate trading floor? Hi guys, I currently have the intention to set up a real estate trading floor, can you tell me if the trading floor is only operated by me and has a real estate brokerage practice certificate? or not?       In Article 69 of the Law on Real Estate Business 2014, the conditions for establishing a real estate trading floor are as follows:

      1. Organizations and individuals providing real estate trading floor services must establish an enterprise.

      2. Enterprises providing real estate trading floor services must have at least 02 people with real estate brokerage practice certificates; Managers and operators of real estate trading floors must have a real estate brokerage practice certificate.

      3. The real estate trading floor must have operating regulations, name, address, physical and technical facilities that meet operational requirements.

      Pursuant to current regulations in Vietnam, in case an operator has a real estate brokerage practice certificate, he/she cannot establish a real estate trading floor because, according to regulations, a real estate trading floor must have at least 02 people with real estate brokerage practice certificates.

      In Vietnam, What are the activities of the real estate trading floor?

      Article 70 of the Law on Real Estate Business 2014 provides for the operation of real estate trading floors as follows:

      1. Real estate purchase, sale, transfer, lease, sublease, and lease purchase transactions.

      2. Organize the sale, transfer, lease, sublease, and lease purchase of real estate; introduce, list, and publicly provide information about real estate to the participating parties wishing to transact; check real estate documents to ensure eligibility for transactions; acting as an intermediary for parties to exchange, negotiate and sign real estate purchase and sale, transfer, lease, sublease, and lease purchase contracts.
